This role will lead the contract and tender process, including signing of framework agreements on all
assets in Germany, additionally focusing on residential capex strategy, pricing, planning, tendering, and construction management tasks. It will also involve investigating energy performance, subsidies, and
grants. A strong network of contractors is essential.
Key Responsibilities
Lead Projects:
- Manage all phases of capex strategy, planning, tendering, and construction, ensuring the successful completion of development projects.
- Formulate and implement comprehensive CAPEX and ESG strategies for multi-family residential properties and portfolios.
- Conduct detailed CAPEX calculations to optimize construction pricing.
- Collaborate with cross-functional teams to identify and execute property value enhancement initiatives, such as adding balconies, elevators, loft extensions, unit renovations, building upgrades, and modernizations.
- Develop and manage project budgets, timelines, and resources to ensure the successful execution of value-added initiatives and the maximizing of ROI.
- Create frameworks agreements with contractors, aligning costs, contracts, ways-of-working and capacity
- Oversee the procurement process for contractors, vendors, and materials required for value-add projects.
- Ensure that procurement processes meet quality standards and that projects stay within budget.
- Build on existing relationships with local operators, contractors, and stakeholders to leverage market knowledge and secure competitive pricing for renovation materials and services.
- Identify potential risks associated with development projects.
- Develop and implement proactive mitigation strategies to align projects with company targets.
- Ensure compliance with local regulations, zoning laws, and building codes throughout the project lifecycle.
- Monitor industry trends and regulatory developments to stay ahead of changes.
- Collaborate with legal teams to manage contracts, permits, and regulatory requirements.
- Oversee sustainability efforts, including obtaining certifications and securing subsidies.
- Supervise the renovation process, coordinating with general contractors, vendors, and subcontractors to ensure quality workmanship and timely completion.
- Manage project budgets, track expenses, and approve payments within budget constraints.
- Ensure compliance with regulatory requirements and safety standards, mitigating risks and liabilities associated with construction activities.
- Provide regular progress reports to senior management detailing project milestones, budget updates, and any challenges encountered during renovation.
Must-Have Requirements
- Strong contractor network
- Experience with framework agreements
- Proven track record with tender on multifamily residential real estate in Germany
- Experience in planning application processes and subsidy applications
- Expertise in large-scale CAPEX calculations and sustainable practices
- Strong project management skills
- Excellent communication and interpersonal skills
- Strong AutoCAD (or equivalent) skills
- Proficiency in financial modeling tools and project management software
- Knowledge of ESG principles in Germany
